How Personal Shopping works at Property Management Barcelona (step by step)

Get in touch!

Meet & greet

  • The first step is the meet and greet. Here you can tell us about your dream house, while we’ll start analysing your financial possibilities.
  • We’ll then send over an example budget. Here you’ll be able to see all costs involved in the purchase of a property (including taxes, fees, renovation, etc.)
  • In case you need financing, we’ll happily put you in touch with a mortgage broker. Spain sometimes moves slow, it’s beneficial to get your financing approved asap.
  • Now we are ready! Let’s start searching for your dream house!

Searching for your new home

  • Since we have no direct affiliation with other agencies, we’ll search the entire property market for your new home.
  • We’ll not only search on real estate portals. We’ll also get in touch with friendly agents, real estate lawyers, and our private network.
  • You’ll start receiving a selection of properties according to your specifications. You just have to choose your favourite ones!
  • We’ll then proceed with organising the visits to your favourite options. Don’t worry we’ll be there to translate or advise, every step of the way.
  • In our experience, it takes some time until you’ve familiarised yourself with the local market. Once this has been accomplished, and you’ve chosen a new home we proceed with the negotiation.

Negotiation & Due Diligence

  • We’ll negotiate the best possible price for you (a big part of our fees depend on it!)
  • Once we’ve reached an agreement with the vendors, it’s time to draft a downpayment contract and start the due diligence.
  • During due diligence we’ll request all necessary documentation, and can also bring in architects, engineers or real estate lawyers if needed.
  • At this stage we’ll also help you, getting your documentation sorted. You’ll need a NIE (foreign identification nr) and Spanish bank account, for the purchase of a property.
  • Only once everything checks out, will we encourage you to proceed

Closing the deal

  • During due diligence, we’ll have booked a notary, who will have drafted the property deed.
  • A few days before signing, we’ll visit the notary, so he explains the mortgage conditions to us (mandatory by law in Spain)
  • On the appointed day we’ll meet the vendors at the notary, sign the property deed, and pay out the remaining balance.
  • And that’s it! Enjoy your new Barcelona home!
